Know The Neighbourhood 

When you have found a house you think you like make sure you know the area ticks all the boxes as well. Visit at different times of day to make sure it feels safe. Do thorough research online on school league tables, noise levels and crime hotspots. 

Viewing 

Make the most of your time when viewing the property. Prepare plenty of questions ready to ask. Its worthwhile seeing how long its been on the market and whether it has much interest already. Depending on the answers you might be able to go in with a cheeky offer. Especially if you know the vendors are keen on a quick sale!  

Get A Thorough Survey 

Don’t just rely on the mortgage companies’ valuation, especially if you are buying an old property. it will not be very in depth. Make sure you pay for the full structural survey which will highlight any problems with the property. Also consider having a company like Safe Electric do an inspection of the electrics. You will feel safer moving into your new home knowing that there aren’t any major issues that could impact your safety.  

Plus, you want to make sure you are not paying over the odds for a property. Anything that is raised as an issue will potentially help you negotiate the asking price. We managed to reduce our offer by £5k after our survey was returned.  

Make Sure It’s What You Really Want 

When it comes to buying your first home you need to be quite practical. Don’t just fall in love with a house, make sure it will still be right for you in a few years. What about when your family grows or if your job changes, try and imagine whether you would see yourself in that house is a considerable time. 

Get Them To Take It Off The Market 

Put your offer in on condition it is taken off the market.get Then its less likely you will be gazumped by someone willing to pay more! That is always a worry when it comes to buying a house. You accrue a lot of costs along the way, the last thing you want is someone to come out of nowhere and steal it from under your nose!
