When you sell your property, it is an expectation you will make a profit on it. Selling your home is not always easy. In a sluggish property market, adding value and making it stand out are the keys to selling success. But what role does underfloor heating play?

There is more to selling a property than painting interior walls magnolia and having bread baking in the over when prospective buyers walk through the door.  

Buyers are finding it increasingly hard to come by competitive mortgages. Therefore, when they are in a position to buy, they drive a hard bargain. They want a lot for every pound they spend securing the home of their dreams. 

There are many home improvements that make a property more attractive. What works and what doesn’t depend on the property and what buyers would look for.  

There are, however, commonalities between buyers downsizing from a large family home to a young couple looking for their first one. Double-glazed windows are one, a fitted kitchen and modern bathroom being two more. 

The same is true of running costs. How much does it cost to keep warm in your home? A wet underfloor heating may be a modern addition. But it is increasing in familiarity and that means, potential buyers may find it an attractive addition to your home. 

Efficient 

Wet underfloor heating, in particular, is an efficient heating system. Running consistently at a lower temperature, you will know just how much more pleasant and comfortable a heat it is, noticing that your heating bills are considerably lower. 

Most wet underfloor heating systems work at their most efficient with a new modern combi-condensing boiler (if you are on gas or oil) and so this is a plus to potential buyers too. 

Easy to operate 

The majority of us are used to operating central heating systems and this is the point you need to convey to potential buyers – if they can operate a thermostat on a central heating system, they can do the same for a wet underfloor heating system. 

It certainly isn’t complicated. And if you have a smart thermostat connected to the system, operating the single zone or multi-zone system in your home is a cinch. 

Bespoke heating system 

And that leads nicely on to the fact that underfloor heating systems are bespoke. You have designed and installed the system that best suits the flow and use of your home, unlike central heating which has a blanket approach to warming the house. 

It is a system that can be installed in any combination. It can be a single room system, great for the bathroom. Alternatively, it can be installed across the entire bottom floor of your home. Or you may have decided to use it in the upstairs bedrooms. Or it could be installed across your home. 

With the right system already installed, potential buyers have at their fingertips, a heating system that responds to their needs for heat. No more opening windows in the bedroom. Just because they are too stuffy to sleep in whilst letting out all that expensive heat. 

Insulation = improved EPC 

For any heating system to offer maximum efficiency but certainly, in the case of underfloor heating, insulation needs to be top notch. 

Most people who invest in underfloor heating do so alongside investment in updating the property’s insulation. From ensuring the loft and roof are insulated, to efficient double-glazed doors and windows to solid wall or cavity insulation. Plus, the floor insulation installed as part of underfloor heating. Consequently, when a property is wrapped in layers of insulation, it is warmer and cheaper to heat. 

And that means an improved Energy Performance Certificate (EPC) rating, something buyers will find attractive. 

Can be used alternative energy sources  

Energy from non-renewable resources is becoming more expensive and so many forward-thinking property owners are investing in their own energy sources. From wind turbines to solar panels, there are many options. 

One of the best alternative sources to use with underfloor heating are ground source heat pumps. Using heat from the earth to heat the water that is circulated through the system is a cost-effective means of heating a home.

Buyers are looking for something different, better and a property in which they can comfortably live. With underfloor heating, it offers them everything without huge running costs. Underfloor heating adds value. But also desirability and in the property market, this is priceless.
